We got a phone call yesterday from our realtor in Georgia. An investor wants to buy our house, at $10K below our asking price. Our realtor had mentioned that he could have sold the house more than ten times if there weren't any tenants in it. Prospective buyers wanted to move-in right after closing but we can't just kick the tenants out. This investor is willing to honor the lease with the current tenants. We are seriously thinking about biting the bait. $10K is a lot of money but we sure aren't trying to get rich off this property. We'll still end up with a nice chunk of profit after all is said and done.

pagisipan mo pa rin. sabi ng kaibigan kong realtor, tataas daw ang value ng mga bahay by 2010. just a couple of years from now. maganda naman 'yung bahay mo eh. hindi ka mawawalan ng buyer. ilang taon pa ba bago mo matapos ang mortgage para doon?
des: gusto na lang namin ma-dispose na yung property para wala na kaming iniisip. wala na rin naman kami balak bumalik don. mahirap din naman kasi dahil malayo. after all is said and done, kikita kami ng $30K. Hindi na rin masama considering na wala naman kami halos ginastos doon dahil simula't sapul eh tenants ang nagbayad ng mortgage. Yung profit naman eh ipapasok namin dito sa bagong bahay, para biglang laki ang equity.
sabagay, malaki nga naman pala ang kita kung sakali. saka totoo ka, bawas puting buhok din hehe

des: OO nga eh. At least wala na kaming intindihin. I was browsing onling nga kanina, an exact same property is for sale din sa same area, asking price is $20+K more than ours. Same thing din, may tenants until 2009. Dumoble ang presyo ng properties in less than 10 years.
